5 Things Property Managers Should Check on Sliding Doors Before New Tenants Move In

Sliding glass doors take a beating in Flagler County. Between ocean air, humidity, sand, and constant use, even a door that “seems fine” can hide problems that turn into tenant complaints later.

A quick check before move-in can save you maintenance calls, safety issues, and expensive replacements. Here are the five things every property manager in Flagler County should review.

1. Make Sure the Door Slides Smoothly

A door should glide with one hand — no grinding, dragging, or getting stuck halfway.

In Flagler’s coastal climate, sand collects in the bottom track and corrodes standard rollers quickly. If the door feels heavy or jerky, the rollers likely need cleaning or replacement.

A smooth door = fewer work orders later.

2. Inspect the Track for Rust or Pitting

Moisture from the ocean and afternoon storms destroys aluminum tracks faster than most people think.

Look for:

• Rust spots

• Deep grooves

• Sharp edges

• Areas where the track is lifting or separating

If the track is worn down, tenants will force the door, which leads to roller failure — and a roller failure can quickly turn into a full-door replacement.

A stainless-steel track cover is usually the best long-term solution in Flagler County.

3. Test the Lock and Handle for Security

A loose or misaligned lock is one of the most common issues we see in Palm Coast, Flagler Beach, and Bunnell rentals.

Check that:

• The handle doesn’t wiggle

• The latch lines up perfectly

• The door fully locks without force

Hot Florida days cause the frame to expand, which leads to lock misalignment. Re-adjusting it now prevents safety complaints from tenants later.

4. Check the Rollers for Rust or Wear

Standard steel rollers don’t last long near the coast.

Flagler’s salty air corrodes them, causing wobbling, grinding, or complete failure.

Things to look for:

• Visible rust

• Flat spots on rollers

• Rollers that no longer spin freely

If they’re worn out, replace them with Florida-grade stainless steel rollers — they last much longer and keep complaints down.

5. Confirm the Weatherstripping Is Intact

Gaps let in water, heat, insects, and even mold issues.

Before new tenants move in, check:

• No missing sections

• No torn or dried-out rubber

• No daylight visible around the frame

• No air blowing through when closed

Proper sealing also helps reduce A/C loss, which tenants appreciate — especially during Flagler’s hot months.
